Coronado Point Policy Regarding Unit Damage
The Board has approved a policy for handling unit damage. This policy is contained in the document titled “Guidance to Unit Owners Who Suffer Damage to Units” linked below. These procedures put in writing what has been the normal policy followed by Coronado Point HOA over the years.
The Coronado Point HOA attorney has advised the Board that owners that want Coronado Point staff to come into their unit to locate, mitigate and make repairs relating to common areas leaks and other common area problems should sign an Access Authorization and Indemnity Agreement authorizing the work and releasing Coronado Point from liability. A copy of this document is also linked below. If you agree to the terms, please sign and return the Access Authorization and Indemnity Agreement to management.
A signed indemnity agreement is required if you request a staff member to enter your unit to do any routine repair work. The staff will check to see that a signed agreement is on file before scheduling the work. If a signed agreement is not on file, the staff member will ask you to sign a copy of the indemnity form before they begin any work.
In case of an emergency, such as an active leak, staff will respond immediately regardless of the agreement status. After the emergency has been dealt with, staff will check the status of the indemnity agreement form and follow the steps outlined above.
Owner Maintenance & Repairs
Our governing documents state that owners are responsible for the cleanliness of all Exclusive Use Common Area (EUCA) areas (entryway and patio areas) attached to their Living Unit. In addition, owners are responsible for the maintenance and repair of certain EUCA components (e.g., screen doors, doorbell systems, etc.) as specified in the HOA Maintenance Matrix. This matrix, maintained and updated by the Maintenance Committee and the Board, delineates the responsibility between the HOA and the owner for these repairs and maintenance.
