CPC Committees

The Architectural Committee was established in accordance with Article X of the Coronado Point HOA CC&Rs. According to paragraph X.2 therein, this Committee must approve, in writing, any improvement, change or alteration made by a Coronado Point owner to their exclusive use common area, interior areas that are visible from the exterior, interior flooring, walls, ceilings, bathroom and kitchen fixtures. Following the procedures and guidelines outlined in the Governing Documents, (including the CC&Rs, Rules & Regulations and the 1993 Architectural Restriction Report) the Committee will inspect and approve all such work, keep the appropriate records and make periodic reports to the HOA Board.

Coronado Point is a very large complex with an assortment of elements that require aggressive maintenance by management staff and contractors. The Maintenance Committee’s main goal is to establish and monitor programs to make sure timely and effective maintenance of the complex is performed. Such programs include maintaining a Maintenance Log to track and prioritize actions for major emerging repair projects, a comprehensive Preventative Maintenance Program for all major equipment, a facility cleaning program, a Service Request program for emerging owner repair needs and periodic inspection tours. The Committee meets once a month and provides a written report to the Board at the monthly HOA meeting.

The physical location and design of Coronado Point Condominiums required the architect to incorporate an elaborate system of sumps and pumps to remove groundwater from jeopardizing our building foundations. This system collects the groundwater and pumps it into San Diego Bay. It has worked well for many years but changes in environmental law requires that Coronado Point obtain a permit to continue to pump this water into the Bay. This permit will require us to periodically test this water for contaminants and remove any contaminants above allowed limits.
Currently our groundwater was found to contain two contaminants above allowable limits. Therefore it was necessary for us to construct a water treatment plant on site to remove the contaminants. That is the small set of tanks, pumps and piping located in Visitor Parking. Additional piping runs throughout the entire garage ceiling to bring the sump water to the treatment plant for processing before it is pumped to the Bay.
Early on a standing committee was formed from HOA Board members, management, interested owners, vendors and various consultants to manage the complex process to construct a treatment plant and to take the steps necessary to successfully obtain a water discharge permit. We are still in that process.

The Landscape Committee is responsible for monitoring the maintenance of the interior and exterior landscaping areas of the Coronado Point Condominium property including the adjacent Centennial Park (in conjunction with The Landing Condominiums) and the Pedestrian Walkway. Following HOA Board guidance, the Committee will manage the efforts of the landscape contractor to maintain the facility grounds in a clean and attractive state. Significant events such as periodic tree trimming, removal or replacement of significant plantings, recommendations for any major landscape changes will be coordinated with the Board. The Committee will make periodic status reports at the regular scheduled HOA Board meetings.

The Electric Vehicle Charging Committee was originally formed in 2018 to investigate the possibility to installing electric vehicle (EV) charging stations for use by owners at Coronado Point (CP). The result was the installation in 2021 of an EV and golf cart charging stations in CP Visitor Parking. That Committee was subsequently disbanded.
In view of increasing number of CP EVs as well as owner interest in installation of personal charging stations, the HOA Board reconstituted the EV Charging Committee in June, 2024. The Committee was tasked to review and reconsider all aspects of EV charging at Coronado Point and make recommendations to the Board on possible changes

The Social Committee is responsible for planning and conducting periodic social events that are open for all Coronado Point Condominium owners and guests. The objective of these events is to provide opportunities for meeting our neighbors and to foster a sense of community. These events can range from coffees to catered dinners. The committee will make reports of their activities at meetings of the HOA Board. The Social Committee Charter is linked below.

The Port Authority Watch Committee was formed when the San Diego Port Authority began the process to examine redevelopment options for the adjacent Ferry Landing property. The Committee was charged with monitoring this on-going, multi-year process and advising the Board on any significant activities and recommending any needed Board actions. The Facilities Renovation Committee was formed to begin planning for the renovation of many CPC common areas. This effort will be coordinated with the efforts of the Landscape Renovation Committee. The charter for this committee is linked below.
