This page contains links to a number of important legal documents that govern the day-to-day operation of the CPC Home Owners Association (HOA). They include the Covenants, Conditions and Restrictions (CC&Rs), the HOA Rules and Regulations (Rules), The HOA Bylaws, the official Articles of Incorporation for the CPC Corporation, the HOA Election Rules, the Centennial Park Maintenance Agreement and a copy of the Annual Disclosure. Annual Budget Report & Disclosures

 In November of each year, state law requires that a HOA distribute specified information to its homeowners. This information is called the Annual Disclosure. In the link below you will find two types of information: information that the state mandates be sent to you in writing each year; and information the Coronado Point Board of Directors feels is important for you to know. Some parts of this disclosure — the current HOA budget, the insurance summary and the reserve study updates — are also provided on the Financial and Insurance pages on this website. The document linked below is arranged in sections, many of which have a cover letter to explain the contents of that part of the packet.

CC&R’s

This is a document that is officially recorded and filed with the state. Your covenants, conditions, and restrictions (CC&Rs) cover the rights and obligations of the homeowners association to its members and vice versa. CC&Rs often cover legal issues, such as: Property-use restrictions.

Rules & Regulations

Think of rules and regulations as a “catch-all” for things that aren't covered by bylaws or CC&Rs. CC&Rs and bylaws take precedence, but rules and regulations help to fill in any gaps. CC&Rs cover the rights and obligations of HOA members.

Bylaws

Like other corporations, the HOA is governed by a board of directors who are elected by the members and a set of rules called "bylaws." The bylaws govern how the HOA operates and contain the information needed to run the HOA as a business. The bylaws cover matters including: how often the HOA holds meetings.

Articles of Incorporation

Often called "the articles," these are typically short documents that set the name of the HOA, assert that it is a nonprofit mutual-benefit corporation and identify its initial agent, the individual authorized to receive legal notices on the HOA's behalf.

Election Rules

Election rules are a key component of the HOA governance documents. The California Civil Code contains a number of rules that apply to HOA elections. Numerous changes in the civil code often cause these rules to be in a state of flux. This section contains a link to the current version of the CPC HOA election rules.

Centennial Park Agreement

Below is a link to the legal agreement between the City of Coronado, the HOAs of the CPC and the Landing next door for the maintenance of the Centennial Park property located between the two properties.
