Owner Modifications to Living Units
Architectural Restriction Report
The Architectural Restriction Report was prepared by the Coronado Point architect of record to assist the Homeowner’s Association and its Architecture Committee in understanding both the Building Code and the design requirements that apply to the living units when they were built. It is the intent of this report to provide a comprehensive review of the original design and code restrictions that affect the individual units. The link below will take you to a copy of the report.
Architectural Guidelines
Owners often wish to make changes to their living units. Besides the Architectural Procedures in Rule #8 in our Rules and Regulations (See Governing Documents tab), there are several other important documents that provide owners with a guide to this process. The Architectural Committee is chartered to assist owners in planning and executing such modifications in a proper and safe manner in accordance with the HOA rules, policy and regulations. The links below will take you to the following documents – the Application for Architectural Improvement (AAI), The Architectural Guidance, and the Architectural Restriction Report. A short summary accompanies each link.
For most improvements, the owner must submit the standard AAI form. This form details the steps an owner must take to gain approval for their improvement project. A link to this form is below.
There is a special case for the installation of an owner-installed Electrical Vehicle Charging Station (EVCS) in their assigned parking space. That requires an additional AAI documentaion and conditions as summarized in the link below to our EVCS Policy Statement.
Architectural Guidelines is a document prepared and maintained by the Architecture Committee as a handy guide to some of the key architectural rules, codes and restrictions that govern typical owner improvements to a living unit. The button below will you to the latest version of the guidelines.
